Conveyancing for the property you are buying

At Colville Johnstone Lawyers, your interests are of paramount importance to us, so regardless of whether you are buying or selling, our dedicated, experienced and friendly team will provide you with a fixed price fee that is not only very competitive but with no hidden costs and in language that is easy to understand.

Our conveyancing pricing is broken down into four (4) parts, that being the amount of fees for the conveyancing services (Part A), the cost of the searches and external service providers (Part B), the amount of Office of State Revenue transfer fees (stamp duty) and Queensland Titles Office registration fees  that you will be required to pay (Part C) and a nominal amount for our office incidentals (Part D).

PART A: THE CONVEYANCING SERVICES

If you elect to engage us, our conveyancing team will obtain your instructions to ensure that your rights are protected and that your purchase will proceed with the minimum amount of fuss.  In doing so, we will advise you what searches you will need as well as what additional searches you may choose (to purchase at an additional cost) to ensure that you are fully aware of what you are purchasing before the Contract becomes unconditional. 

During the conveyancing process, we will work alongside you, your Real Estate Agent, liaise with the Seller’s conveyancing team, contact your Bank to ensure that you will have necessary funds to complete settlement (in circumstances where you are obtaining a mortgage) and most importantly, keep you fully appraised of matters that arise throughout the conveyancing process.

Colville Johnstone Lawyers do not charge a pre-contractual review fee. This means that you can obtain our free advice on what clauses should be inserted into the contract before you enter into the contract, to protect your rights.

R WE GUARANTEE A FIXED PRICE FOR A STANDARD PURCHASE CONVEYANCE OF $750.00 (PLUS GST).

Unless your purchase has complexities outside that of a standard conveyance, no other conveyancing fee will be incurred.

PART B: THE SEARCHES & EXTERNAL SERVICE PROVIDER FEES

Colville Johnstone Lawyers do not invoice a surcharge on any search fee or on the cost passed to us by our external service providers. In doing so, Colville Johnstone Lawyers simply pass on the costs to you.

Our conveyancing team will provide you with advice as to the standard searches you will need to obtain during the conveyance, as well as other searches that are optional and at an additional price. You will need to advise us what additional searches (if any) you require after you engage us. This information will be included in our initial information package to you.

The below searches are our standard searches that will be required for your purchase:

Unless you require additional searches or the purchase of your property is complex and outside that of a standard conveyance, no other searches will be required.

R ESTIMATE FOR THE COST OF YOUR STANDARD SEARCHES: $284.80 (PLUS GST).

PART C: TRANSFER DUTY AND REGISTRATION FEES

It is an unfortunate consequence that when purchasing property in Queensland, transfer duty is required to be paid by the purchaser to the Office of State Revenue.
Furthermore, the Queensland Titles Office charges a fee to register the transfer of property into your name(s).
Colville Johnstone Lawyers do not invoice a surcharge on any Government fee. In doing so, Colville Johnstone Lawyers simply pass on the costs of the Government fee to you.

When we speak with you, we will let you know the cost of any transfer and registration fees, as this is based on the proposed contract amount for your purchase.

PART D: OFFICE INCIDENTALS

Colville Johnstone Lawyers do not invoice you for every telephone call, letter, standard postage (excluding Registered and Express Post), facsimile or email that is required to be made or received during the conveyancing process. Rather, we only invoice you a nominal fixed fee for such attendances. This allows our clients to feel free to keep communications open with their conveyancing team without the fear of being charged for each and every attendance.

NEXT STEPS:

To engage Colville Johnstone Lawyers to act as your conveyancers, please advise your Real Estate Agent, who will send us a copy of the contract and we will then be in further contact with you.

There is no need to provide us with the full amount of the above conveyancing costs and outlays when you engage us, however we will request that you deposit the nominal amount of $750.00 into our trust account, which will be used to commence the conveyancing process.
